Hayes Paddock Renovation

Hayes Paddock  Architectural Alteration

My clients for this project had purchased an old state house. This Waikato alteration took the small disconnected existing interior spaces and merged them into our current way of living. The existing house had a small kitchen and dining room with a living area on the opposite side of the house created in a 1980s extension.

The existing living area has a great North Western aspect but the distance from the kitchen didn’t lend itself well to the entertaining nature of this couple. It was important to have a good sunny aspect and connect these areas.

We added a living area as part of the new extension and merged the existing kitchen and third bedroom to form a larger kitchen and dining room space. A master bedroom with enuite and Walk in Robe was also created as part of the extension, with care taken to ensure privacy from a living space to a bedroom space with the use of walls and a small hallway.

It was important to my clients that the extension was in keeping with the original state house architecture, whilst working with modern living. To give a sense of space and granduer to the both the living area and master bedroom a raked raftered ceiling has been used.

The north facing deck thas a free standing fire place to provide some privacy but also give a sense of space to the entertaining outdoor room created by the pergola structure. It was important that this space connect easily to both the living room and the kitchen.

The louvers on the pergola allow my clients to control the shading and exposure of sunlight and suns heat reaching the new living area as well as providing a covered area when required. This allows the new space to be thermally controlled during the various seasons using a passive device that also provides rain shelter in the winter and spring months.

The orientation of the spaces was also considered. The kitchen being on the south side and protected from the western glare. Bathrooms are locate on the south side and all living areas and most bedrooms now have a northern or western aspect.
