This is a small house. The client is using this as an investment property and wanted a design that was more modern. We took a standard plan and re-worked the internal spaces to create 2 pavilions. A private pavilion to the south incorporating the bedrooms, bathrooms and garage.
The North facing living pavilion is a large open plan family dining kitchen area. While it would have been wonderful to glaze much more of the living pavilion budget restraints meant the glazing needed to be keep simple. One trade-off of this is that solar gain and potential over heating of this space is reduced. The floor area was retained (167m2) which is highly efficient for a 4 bedroom family home with double garage.
