A Challenging Yet Inspiring Site
Nestled down a quiet Hamilton cul-de-sac, this steep, east-facing gully site presented a unique architectural challenge. With limited flat land available on the southern edge, the natural topography dictated a smart, compact design response.
Designing for Density Without Sacrificing Quality
The client envisioned four homes on this site. However, the small building platform and boundary height control planes made single-storey dwellings unfeasible. The solution? Four double-storey units—physically connected, yet carefully designed to preserve acoustic and visual privacy.
The dwellings are splayed in layout to minimize direct views between homes. Interspersed garages not only offer separation but also provide natural light and privacy to upper-level bathrooms. This approach creates both efficiency and comfort within a constrained footprint.
Outdoor Living, Framed Views & Urban Nature
Access to the lower site is difficult, so each unit includes a large, elevated deck—providing generous outdoor living spaces that overlook the peaceful gully. Fin walls alongside large living room windows frame these views while shielding residents from neighbouring sightlines.
Offsite Construction Meets Passive House Principles
Simple building forms made this project ideal for offsite or panelised construction—offering a smart solution to limited access and potential traffic disruptions during the build.
