Medium Density Developement
Nestled down a quiet Hamilton cul de sac, this steep gully site with an eastern aspect presented a unique set of challenges. The natural topography allowed a small building platform to the south of the site.
The client’s aspiration was to build 4 homes on this site, but a small building platform meant single story dwellings were not an option. Height control planes to the adjoining boundary meant we had to have careful consideration to placement of these dwellings within the limited space available.
The most sensible architectural and planning approach was 4 double story dwellings attached to each other. This presented challenges with acoustic and visual privacy. The architectural design response was to splay the dwellings to reduce direct visual connection between the dwellings whilst keeping them connected physically. A garage between each dwelling allowed for windows to bathroom spaces upstairs.
Access to the lower part of the site is difficult, so large accessible decks offer outdoor space. Fin walls to the large living space windows further provide privacy from neighbours whilst framing the amazing view over the gully.
Simple forms naturally led to offsite systems and were key in the concept design approach. This also presented a solution to limited site access and potential traffic management problems during construction. Provision for a ventilation system, quality thermal envelope and air tightness also were important considerations when designing each unit. The design was centered around Passive House Principals.
The intention of this Architecturally Designed development is to offer high quality 2 bedroom units for the professional or retire persons who wish to experience a small community with a bit of nature in city living.
